Palm Jumeirah

The Palm is one of the biggest man-made islands in the world, shaped like...well...a palm tree. It’s home to many high-end hotels, swanky apartment blocks and luxurious villas, with the Atlantis theme park overlooking everything from the top of the tree. The island is home to 1, 2, 3 and 4 bedroom apartments; 3 and 4 bedroom penthouses and townhouses; and 4, 5 and 6 bedroom Garden Villas and Signature Villas situated along the fronds. At the crescent (the curvy top part) the collection of hotels on the Palm reads like a who’s who – or should that be a where’s where? – of the world’s grandest places to stay, with the possible exclusion of the Burj Al Arab. Brands like Anantara, Kempinski, Waldorf and Viceroy all have properties here.

Palm Jumeirah extends out into the waters of the Gulf, connecting with the coastline near Knowledge Village and Dubai Internet City. Originally intended as one of three similar palm-shaped Islands, it has become an iconic landmark (as the other two were never completed). The island sits between the Burj Al Arab and Madinat Jumeirah, close to Dubai Marina, JBR and Al Sufouh. Sheikh Zayed Road is close by, allowing easy access to other areas of Dubai, Abu Dhabi, Sharjah and Northern Emirates.

Living in Dubai Marina and JBR areas is all about living the high life, in more ways than one. Land meets water at JBR, with the marina located slightly inland; its central waterway joins at each end to the Arabian Gulf, forming an island —connected by several access roads — upon which the beachfront community is built. Jebel Ali Port and the JAFZA free zone sit at one end of the area, which is sandwiched between the waters of the Gulf on one side and Sheikh Zayed Road on the other.

Representing the first stage of the ambitious Mohammed Bin Rashid City project, Dubai Hills Estate is a mixed-use development incorporating several unique neighbourhoods, built around a prestigious 18-hole championship golf course. This city-within-a-city concept boasts landscaped parks and gardens, connected by leafy walkways and nature trails. Each community has its own unique character. Park Point provides opportunities for apartment living, while Sidra has a choice of villas. Dubai Hills is a gated community offering exclusive villas in a choice of architectural styles, giving owners the chance to design their own luxurious homes. Its proximity to these major arteries gives residents easy access to Abu Dhabi, Al Ain, Sharjah and Northern Emirates. It’s just a short drive to Al Quoz Industrial Area, Al Barsha, Downtown Arabian Ranches and many other parts of the city. Travellers can reach Dubai International Airport or Al Maktoum International Airport quickly by car.

Attractions in Dubai Hills Estate include the fashion boutiques and retail outlets that line the development’s promenades and boulevards, and also high-end retail malls and shopping centres containing everything from opticians to supermarkets. Cafes, coffee shops and restaurants are in the process of opening their doors, providing indoor and al fresco dining options serving a number of world cuisines. A short ride away, Dubai Polo & Equestrian Club has fine-dining options as well as less formal eateries, including the Splash Pool Bar. There are lots of things to do in Dubai Hills Estate. With 45 km of nature trails, cycling tracks and walkways, it’s a haven for joggers, walkers and bike lovers. There are health clubs, spas and salons if you want to relax, and a 14-court tennis academy, a soccer pitch and swimming pools if you don’t. The championship golf course lies at the centre of the development and there’s also a driving range. For those who think an iron is for smoothing clothes rather than hitting balls, the golf academy might be an option.

JLT is a commercial and residential high-rise development set around a man-made lake – or 3 man-made lakes to be accurate – and an area of parkland.

This mixed-use development is designated as a Free Zone, which offers applicable FZ companies a licence to trade and a wide choice of office options from which to conduct business. As well as offices, apartments of various sizes are available: studio, 1,2,3,4 bedroom and penthouse. Most residential buildings include parking, concierge, security and leisure facilities.

​

Most residential buildings provide leisure facilities to residents, such as gyms and swimming pools. There are Pilates and fitness classes available locally and several spa centres are dotted around the development. The lakes that form the backbone of this community are home to joggers, walkers and the occasional cyclist. This is also a good spot to grab a coffee and watch the world go by. Alternatively, pop across Sheikh Zayed Road for cinemas, water sports and the attractions in JBR. Transport in JLT is easy as the area is connected to the Metro system at two points: its own Jumeirah Lakes Towers Station and Dubai Marina Metro Station. Dubai Tram is accessible by a walkway that crosses Sheikh Zayed Road. There is also a feeder bus (route F40) that runs from JLT Metro Station to Marina Mall.  

 

The development sits between Jumeirah Islands and Emirates Living on one side and Dubai Marina on the other. With direct access to the Metro network and the tram system a short walk away, this area is very well connected. JLT has its own access point to Sheikh Zayed Road, which means Ibn Battuta shopping Mall, Mall of the Emirates and many other areas of the city are just a short drive away, including Jebel Ali Port, JBR, Media City and Dubai Marina. Abu Dhabi can be reached in and hour or so.

Stretching over 370 hectares, Jumeirah Park is an exclusively built residential community with over 2,000 villas for rent or sale. It is strategically positioned right behind Jumeirah Lake Towers (JLT) while bordering the communities of Jumeirah Islands and The Meadows. This residential space is surrounded by eco-friendly parks and green spaces and is yet another project of Nakheel Properties.

 

Although these two areas are situated next to each other, they are quite different in character. Jumeirah Park features a mix of independent 3, 4 and 5 bedroom villas – often with generous gardens and garages – which line the district’s network of avenues and side streets. It is a park in the sense of the area being called Jumeirah Park, rather than the traditional grass, swings and trees type of park. Neighbouring Jumeirah Islands is a gated community of very generously built 4 - 5 bedroom luxury villas, set on ornately landscaped boulevards, side streets and cul-de-sacs, interspersed with waterways and lakes. The development has its own Jumeirah Islands Club. Emirates Living comprises a series of gated communities by master developer Emaar Properties, which encompasses four key developments: The Lakes, The Springs, The Meadows and Emirates Hills. Water and greenery characterise these developments, which is unusual for desert dwelling where concrete can often be the default setting. Here you’ll find lakes in The Lakes, springs (kind of) in The Springs, grassland in The Meadows...and...some gentle inclines in Emirates Hills. It’s a popular area for families as all properties have private gardens and there are communal swimming pools, tennis courts, activity areas and parks for children to play safely. Each development has its own style, ranging from 2 and 3 bedroom townhouses in The Springs, to 3-7 bedroom villas and townhouses in The Meadows and The Lakes, up to the grand palaces that line the lakefront and boulevards of Emirates Hills.

There are lots of restaurants in Emirates Living, featuring two main fine food venues. With the exception of Emirates Hills, each development has a mall at its heart, containing life’s essentials: optician, pharmacist, bank machines, coffee shops, cafes and a supermarket (Choithrams supermarket in The Lakes, with a large Spinneys in Springs Town Centre and a much smaller one in the Meadows shopping centre.

Emirates Living provides communal swimming pools for residents, with the exception of Emirates Hills where most houses have at least one pool in the grounds. Other facilities include tennis courts, basketball courts and BBQ pits, set in mature parkland that’s ideal for picnics. Without a car, Emirates Living transport can be an issue. The nearest Metro station is at Nakheel and the F31 bus runs regularly to and from Dubai Internet City Metro station (via The Greens) with a vast number of stops along the way, including Springs Town Centre.

The Gardens is a relatively small neighbourhood nestled between Jebel Ali Village, Sheikh Zayed Road and Discovery Gardens. Al Barsha (simply called as Barsha) is a key residential district in Dubai. It was mainly a vast sandy area with a few residential projects and a minimal road network. Al Quoz is divided into commercial and residential sectors. The largest mall in Al Quoz is situated in the subcommunity of Al Quoz 1. This mall is called the Oasis Centre. It is a complete shopping, dining and entertainment venue. Apart from having several retail stores and restaurants, it also has a theme park which is called Fun City.

​

For those who like to be at the heart of the city the area around Downtown, Business Bay and DIFC should appear on the radar. Dominated by the world’s biggest shopping mall and the worlds tallest building (only in Dubai), Downtown features characteristic wide boulevards with trendy eateries and fashionable apartment living. Neighbouring Business Bay is a work in progress thats home to numerous office towers, retail outlets and high-rise apartments; with the newly constructed Creek extension adding enormously to the district’s appeal as it weaves its way to the waters of the Gulf. Nearby DIFC forms a stand-alone residential, business and administrative centre, punctuated with hotels and stylish restaurant options, including the popular Village Gate complex.

As far as shopping goes this is the place to be; if the numerous outlets inside the immensity of Dubai Mall don’t have what you’re looking for, it probably doesn’t exist. For a more ethnic shopping experience, cross the bridge to Souk Al Bahar and explore the souk-styled shops. Diners are spoilt for choice here, with the Downtown area boasting many stylish cafes and bars. Boutique eateries, like La Serre Bistro & Boulangerie, line the main Sheikh Mohammed Bin Rashid Boulevard at ground levels; while others, notably At.Mosphere on the 122nd floor of Burj Khalifa, occupy lofty vantage points giving patrons a birds-eye view of the goings-on below. 

Right, where do we start? There’s an abundance of active stuff to do, like jogging along the Creek boardwalk to nearby Safa Park, visiting Burj Park or ice-skating in Dubai Mall. Residents can enjoy cinemas, gyms, spas and even take in a performance at the new Dubai Opera venue. Alternatively, relax in the sun with a good book; many of the 5-star hotels offer day passes for residents living in an apartment buildings without a pool. Bur Dubai is a historical district located on the western side of Dubai Creek. The literal meaning of Bur Dubai is ‘mainland Dubai’. It is in reference to the traditional separation of Bur Dubai and Deira, both of which are located on either side of the Dubai Creek. Dubai Design District or D3 is a mixed-use development by TECOM Group. Launched in 2013, the first phase of the district was completed in 2015 with 11 buildings featuring 1,000 office units and 100 retail units. Phase 2 of the district will consist of showrooms, studios and workshops, while Phase 3 will feature Creekside along with hospitality and leisure facilities such as hotels and restaurants. 

The district is made up of popup shops, restaurants, cafes, recreational facilities, nightlife options and the Dubai Institute of Design and Innovation (DID) in addition to the commercial buildings. It is part of the TECOM Freezone Business Park and Dubai Development Authority (DDA). 

Dubai Design District serves as a hub for creative thinkers related to art, design and culture. Not only does the area attracts all sorts of international and local talent but it is also a venue for many concerts, exhibitions and outdoor events throughout the year.

Dubai Design District consists of many recreational facilities too, such as The Block as well as some nightlife options. The overall district is laden with artwork of different kinds and is being built as part of the Dubai Plan 2021, making it one of the best places with street art in Dubai. Nad Al Sheba is best known for housing the Meydan Racecourse, the venue for the prestigious Dubai World Cup. There is quite a bit coming up in this district ever since Nakheel announced plans for a residential community called Nad Al Sheba Villas in proximity to the new Mohammed Bin Rashid City and Meydan. The project is already leasing residential units after completion in 2019. As for the residential side, this neighbourhood features a mix of villas and apartments in different clusters named 1 to 4. Nad Al Sheba 1 is home to the Meydan Hotel, Meydan Racecourse and other recreational amenities.

Nad Al Sheba spans across four sub-districts each with their distinct charm. Nad Al Sheba 1 is the largest community home to the community of Meydan as well. The sub-district is known for the Meydan Hotel, Meydan Racecourse, Nad Al Sheba Cycle Track and more. Most apartment complexes are also concentrated in this part of the town. This neighbourhood is located further away from its counterparts, bordering the community of Al Quoz 2.

Nad Al Sheba 2 is a quieter district where many private villas are found. It is a family-friendly area. Nad Al Sheba 3 is known to be a school district as it houses many reputable education institutes. It is also the site of the Nad Al Sheba Villas, a project by Nakheel Properties. Alongside the villa community, Nakheel will also be building the Nad Al Sheba Mall here.

Nad Al Sheba 4 is also aimed towards families, you will find schools and parks located close to the villas. This neighbourhood also offers direct access to Meydan South.

​It is not solely a residential area and it can get slightly noisy and crowded especially during the time of the Dubai World Cup. Also, most apartments are still under development but are expected to be completed soon. One can expect a surge in prices as soon as the project completes.

Dubai International Academic City, widely known as Academic City or DIAC, is situated along the southern outskirts of Dubai. It was officially launched in the year 2007 by TECOM Group. This inception took place after the successful development of Dubai Knowledge Park (previously known as Knowledge Village) in Al Sufouh area. Similar in function and objectives, the educational hub of Dubai Knowledge Park has been serving as a platform for various corporate training and professional learning institutes. On the other hand, Academic City aims to provide a common ground for schools, colleges and universities. DIAC is the largest free zone in the world solely dedicated to educational institutes.

Supporting a number of distinguished academic partners from around the globe, the ever-expanding Dubai Academic City has developed into a large, vibrant community. Centrally located along Dubai – Al Ain Road, it is counted among the best areas for students in Dubai.

​

Academic City is surrounded by four major roads: Emirates Road (E611), Manama Street (D67), Sheikh Zayed bin Hamdan Al Nahyan Street (D54) and Dubai – Al Ain Road (E66). Most areas of the city are at a practical distance from Academic City via the aforementioned roads.

Parking spaces in Academic City include outdoor as well as indoor facilities. Most campuses have the capacity for over 1,000 vehicles.

Mirdif is home to one of the best parks of Dubai. Mushrif Park is a key highlight of the area. Out of the many things to do in Mushrif Park, a unique attraction includes the collection of miniature traditional houses from across the world that is displayed across an area of the park. The largest in the city, Mushrif Park is also considered to be the oldest park in Dubai.

One of the most commonly held misconceptions about the area is that due to its proximity to the airport, the sound of aeroplanes is deafening! It is one of the oldest districts in Dubai and a bustling commercial centre of the emirate. If you are thinking of moving to Deira Dubai, bear in mind that it is not an exclusively residential area. The traffic can get quite intense during weekdays. The buildings are also older and lack the amenities of newer areas in the city. Parking is another area of concern since some of the older buildings do not have dedicated parking spots.
